As developers and contractors, we go much further than investing in and building great homes.
We believe in delivering lasting and sustainable legacies in the communities where we work.
Local authorities and housing associations work with us because they know they can rely on our first class technical expertise, site safety, efficiency and commitment to social values. Our joint ambition and focus on bringing economic, social and environmental benefits to local people and businesses ripples through the community, making it a great place to live.

Building homes is not just about bricks and mortar…it’s all about community and a lasting legacy
Our dedicated social value teams work tirelessly to improve lives in the communities for which we are building homes. And it’s not just about bricks and mortar, it’s about adding value and long term benefits to living life in a Wates development.
This includes the creation of local jobs and apprenticeships, dedicating hundreds of hours to supporting students through educational activities, generating business for local companies in the supply chain, investing in social enterprises and providing work opportunities for those furthest from the workforce.
In 2023 alone, we added £89m of social, local and economic value to local economies around the South, London and Wales, £148m to benefit small and medium businesses and invested £404K in social enterprises.

Building homes for the future
Our energy-efficient Passivhaus developments at Highfields in Cardiff and Winnall in Winchester allow for a 41% reduction in energy use, enabling residents to save up to 60% on their energy costs.
Working closely with Cardiff and Winchester City councils, we have created partnerships that have led to successful collaboration in creating the environmentally friendly, safe, and beautiful living spaces that people deserve. We are committed to monitoring the carbon impact of all our programmes and implementing energy efficient resources to minimise pollution and emissions.

A developer with a conscience – we work with our local authority partners to solve the housing crisis
Our successful partnerships and joint ventures with local authorities have led to some of the most creative, family-safe and beautiful living spaces around, providing homes for all sections of society at every stage of life.
Take the Havering 12 Estates Project, now celebrating its fifth year of partnership, which will ultimately see 12 council estates regenerated to provide up to 5,000 new homes in the borough over 12 years. It has already delivered the first 197 homes at its mixed-use New Green development in Rainham, and its first residents have moved in. New Green provides a rich mix of homes for a thriving community.

Sustainable new homes and developments
We’re proud to be building award-winning zero carbon homes across the UK.
Our commitment to the environment and net zero means we are always exploring new sustainable ways of building and modern methods of construction.
Our partnership with the City of Cardiff Council, for example, will see 42 new homes built to the Passivhaus low energy building standard, which will keep energy consumption low and slash bills for residents.
