Installing a range of energy efficiency measures meant we lowered the Standard Energy procedure (SAP) score by an average of 40 points, and by doing so, increased all properties to a rating of EPC A.
At the end of contract, following the blended funding retrofit activity, all 30 homes in the project achieved an Energy Performance Certificate (EPC) rating of A, far exceeding the Government’s EPC C target social housing.
As well as introducing energy performance improvement measures, the team also carried out improvements to pathways, landscaping and other community spaces such as waste and recycling facilities. These enhancements are designed not only to improve energy performance and reduce fuel costs for residents but create an improved sense of wellbeing by improving the public spaces around the buildings.
The Dacorum SHDF wave 1 project was a brilliant scheme to be a part of. We had a great client with a clear idea of what they wanted and an intention to improve the whole environment for locals. This allowed us to design to a clear brief and deliver a fantastic project, with a great outcome for Dacorum and its residents – reducing their energy usage and creating highly energy-efficient homes.

Successful construction projects all feature the same underlying criteria, but in projects like ours, building a strong, trusted and where possible, local supply chain is critical to provide the agility we need to meet both client and resident requirements.
Customer engagement maximises value for residents
To ensure full value for residents, we introduced a dedicated resident liaison officer, who played a crucial role in the project’s success by communicating benefits, addressing concerns and providing maintenance advice post-installation. Getting involved early, planning works at quieter times and avoiding school pick up and drop off hours allowed us to build strong, mutually beneficial relationships. We also spent time educating residents on best use and how to maximise results from the improvements to their home.
As well as significantly reducing heating demand, we improved overall energy efficiency by installing new roofs and integrated solar panels. The overall effect, as measured by quarterly, post-installation reviews has been to drive energy costs down for residents. It’s rewarding for everyone; the council, the tenants, and the construction team to see such positive effects from the work they’ve done.
