We have completed a major 6,500 sq. ft. office refurbishment in Warrington, Cheshire, in just eight weeks.
This project transformed a two-floor office into a modern, flexible, and sustainable workspace aligned with our purpose: Reimagining Places for People to Thrive. With a focus on employee well-being, future adaptability, and environmental sustainability, the design features cutting-edge technology, accessible spaces, and carbon footprint reduction initiatives.
New flexible features
The refurbishment provides versatile spaces for professional and well-being needs, including a lobby, 40-seat auditorium with video conferencing, five tech-enabled meeting rooms and two project areas, a kitchen, and a social hub. Wellness areas include a recreation zone, quiet library, multifaith room, wellness room, and a walking workstation. Additional collaborative spaces feature 32 hot desks, a project area, two meeting hubs, and four private meeting pods.
Sustainability
The office’s sustainability and carbon-zero initiatives are highlighted by its upgrade from an EPC C to an elite EPC A+ rating—an achievement held by less than 1% of UK non-domestic properties. Eco-friendly features include solar PV panels, water-saving technologies like split-flush toilets and percussion taps, and energy-efficient dishwashers. Energy efficiency is further optimized with LED lighting, passive infrared (PIR) sensors in meeting rooms, A-rated appliances, and an AI-powered HVAC system. The building’s commitment to sustainability is reinforced by the removal of gas systems, and 90% of project waste was diverted from landfill.
Local community
In line with our commitment to the local community, existing furniture was donated to nearby schools and charities, including Tomorrow’s Women (Wirral), Liverpool Lighthouse, Arnot St Mary CofE School, and Overton Nursery & Pre-School Centre, with items such as chairs, sofas, and office supplies. Wherever possible, labour and materials were locally sourced, and two local Wates trainees gained valuable, hands-on experience by contributing to the project.
I’m incredibly proud of our Smartspace fit-out team for their outstanding work on the Warrington office refurbishment. In just 8 weeks, they transformed the space into a modern, flexible, and agile working environment that can adapt to various needs. Sustainability was a priority, and the office now boasts an A+ EPC Rating. This is an important investment in our workspace as well as a benchmark for the rest of our estate.”
