Our Gascoigne East Phase 3b project has reached a major milestone

Working with Be First, the urban regeneration arm of Barking and Dagenham Council, we’ve celebrated the topping out of 334 new homes at Gascoigne East Phase 3b, taking us one step closer to delivering much-needed housing for the local community. With the building frame now complete, we’re on track for practical completion in the first half of 2026.
This phase includes 90 London affordable rent homes, helping to tackle housing demand in the borough. Understanding the need for family homes, the scheme incorporates 85 three- and four-bedroom properties. This follows our successful work on Gascoigne West Phase 1 and 2, reaffirming our commitment to delivering high-quality homes and public spaces.
Sustainability sits at the heart of this project. Every home is connected to a district heating system and designed to cut carbon emissions by 40% compared to standard building regulations, reducing energy bills for residents. We’ve also adopted Modern Methods of Construction (MMC), using prefabricated bathroom pods, balconies, and precast plank structures for townhouses – ensuring greater efficiency and quality throughout the build.
Gascoigne isn’t just about new homes; it’s about creating a neighbourhood where people want to live and thrive. That’s why the scheme has prioritised active travel, with a design that is pedestrian- and cycle-friendly, supporting a healthier, more connected community. Alongside housing, the project includes new open green spaces, retail and commercial spaces, and cultural hubs, ensuring this regeneration delivers far beyond bricks and mortar.
