We are delighted to announce the successful completion of Darwin House, marking a major milestone for us and our project partners.

This achievement represents the delivery of high-quality, affordable homes designed to enhance residents’ lives.

At Wates, we take immense pride in building communities, not just homes. Working in collaboration with Westminster City Council, we have delivered a scheme that reflects our commitment to reimagining places for people to thrive. Seeing residents preparing to move in is the most rewarding part of this journey.

Set within the Churchill Gardens Conservation Area, this development consists entirely of affordable housing and is currently being delivered in two phases. Block A, now complete, provides 33 community-supported accommodation units for people over 60, along with a scheme manager’s unit.

Many of the new residents are moving from the old Darwin House building into modern, self-contained one-bedroom apartments that are twice the size of their previous homes. These homes include communal facilities, social spaces, guest accommodation for visitors, and beautifully landscaped green areas that enhance both the development and the wider community.

The remaining 13 homes have been allocated to local people aged over 60 through Westminster City Council’s Local Lettings Plan, helping long-standing residents remain in their community while also freeing up larger homes for families in need.

The next phase

With Block A now complete, the next phase will deliver 10 additional social rent homes, including eight four-bedroom homes, one three-bedroom home, and one one-bedroom apartment—providing much-needed family housing in Westminster.

By project completion, we will have delivered 44 high-quality homes, increasing affordable housing on-site by 21 units.

The completion of Darwin House highlights what collaboration and thoughtful design can achieve. We are proud to have played a role in shaping this community and look forward to continuing our partnership with Westminster City Council as we move into the next phase.
