British Land’s 53 acre Canada Water development will be the first new town centre in London for 50 years.

We are currently building the largest plot – A1 – which is made up of four distinct blocks sitting a-top a plot-wide basement; three office blocks including 118,000 sq ft workspace at Three Deal Porters, 8,400 sq ft retail space; and a 35-storey residential tower. The project A1 Residential has a value of £157.2m.

The residential tower will provide 186 high quality, new homes in the heart of Southwark, ranging from studios to three-bed apartments. New communal spaces and terraces will also overlook central London, Canary Wharf and Greenwich.

Three linked office blocks will each provide six floors of modern, spacious, serviced office space in addition to offering spectacular views over the soon to be upgraded Canada Dock.  The buildings will be connected by lifts and a central core, with an impressive glass-roofed atrium.

British Land’s 53-acre masterplan will create the first new town centre in London for 50 years, with a future-looking vision that includes a high street, town square, leisure and sports facilities, between 2,000 and 4,000 new net zero homes, up to 2.5 million sq. ft. of workspace and almost 12 acres of new green space to enhance health and wellbeing.

As the gateway to the development, the flagship Plot A1 scheme is close to Canada Water underground station. A 3D ground movement model was created and rigorously tested prior to basement excavations to safeguard this key Network Rail line.

The scheme is targeting BREEAM Outstanding and is working towards becoming one of the most sustainable schemes in the UK. This will include achieving significant reductions to embodied Carbon by installing prefabricated solutions from our offsite manufacturing facility in Coventry.
