Breaking ground on 54 affordable homes at Zephaniah House, part of our work to deliver 291 new homes in Wembley.

We’ve officially broken ground at Zephaniah House (formerly Ujima House) in Wembley, marking the start of construction on 54 much-needed affordable homes.
This milestone was celebrated with a ground-breaking ceremony alongside Brent Council, as we continue our work to create high-quality homes and vibrant community spaces.
The development will bring more than just new housing—it will include workspace and a café, designed to boost the local economy and create new opportunities for residents. With demolition now complete, we’re progressing towards delivering a scheme that will leave a lasting positive impact on the community.
Zephaniah House is part of a wider regeneration effort in Wembley. At Cecil Avenue, we’re already building 237 new homes, 87 of which will be affordable. This development will also introduce new commercial spaces to support local businesses, a publicly accessible garden and play area, and a community hall, creating a place where people can live, work, and connect. Together, these projects will generate around 100 new job opportunities and help shape Wembley’s future.
Both developments are set to be completed by the end of 2026, reinforcing our commitment to building homes that are sustainable, high-quality, and people-focused.

As part of this milestone, Brent Council also launched its £300,000 Community Chest Fund, designed to support community-led projects across the borough over the next three years. Grants of up to £10,000 are available, with applications open until Sunday, 23 March 2025.
