Piloting a Zero Carbon Retrofit Scheme
A first for Wrexham County Borough Council, this pilot scheme was delivered by our Retrofit team, alongside partners Energy Specifics and Construction Thinking, to transform an inefficient void property into a pioneering zero-carbon home. The project was designed to demonstrate how energy efficiency measures can be implemented in void properties to bring them in line with updated measures set out by the Welsh Government in the journey to Net Zero Wales.
This ambitious project saw a three-bedroom semi-detached property stripped back to timber before undergoing a significant retrofit, resulting in the property upgrading to an Energy Performance Certificate (EPC) A rating from a previous D rating. In pioneering this approach for Wrexham County Borough Council, our team, along with partners Energy Specifics and Construction Thinking, defined a process to lay the foundations for future zero carbon retrofit projects.
Retrofitting for the future
Improving the performance of the building fabric was our top priority at this property to tackle energy efficiency. To do this, we installed an internal wall insulation (IWI) system, a Mitsubishi air source heat pump and fitted a new decentralised mechanical ventilation heat recovery system. This fabric first approach allowed us to significantly improve the energy efficiency of the property before incorporating further energy saving measures.
Alongside these, a range of additional energy efficiency improvements were installed by the team including solar PV panels, triple glazed windows, upgraded loft insulation and LED lights throughout the property. All measures were evaluated by PAS2035 qualified assessors and the project was delivered exclusively through a PAS2035 compliant supply chain.
Collaborating for Success
During the initial consultation stage with Wrexham County Borough Council, we assessed and designed the retrofit with Construction Thinking. Working together, we were able to outline the extensive measures needed to improve the void property from EPC D rating to A rating. Additionally, Energy Specifics assisted us in the retrofit coordination for the duration of the project, sharing expertise on how best to structure each phase of the retrofit to complete the project to high standard and to tight deadline.
Collaborating with Construction Thinking and Energy Specifics enabled us to fulfil the requirements of Wrexham County Borough Council and the Welsh Government, creating and delivering a comprehensive retrofit strategy to achieve outstanding results that put our customer on the front foot on their journey to net zero.
